Home Energy Analysis with HERS ratingA BLUEGILL Energy Management home energy analysis with a HERS rating consists of a standard home energy audit (hea) with the added services of a calibrated blower door test and a duct blaster. Included in this BLUEGILL home energy analysis is a HERS rating. A HERS (Home Energy Rating System) rating is a standard measurement of a home’s energy efficiency. HERS ratings are regulated and certified under the administration of the Residential Energy Services Network (RESNET). HERS ratings involve an on-site inspection of a home by a certified residential energy efficiency professional, a home energy rater. BLUEGILL Energy Management has certified HERS raters on staff. Our HERS raters are trained and certified by RESNET. One of the major differences between a home energy rating and an energy audit or weatherization assessment is that the rating is a recognized tool in the mortgage process. Home energy ratings are valuable to the housing industry and can be utilized in a variety of ways. Looking to purchase a home: It is common practice today for a buyer to use the services of a home inspector when purchasing an existing residential structure. However, ordinary home inspections are all about what is visible and easily accessible to the inspector. In this age of costly utility rates, it is just as wise for a perspective home buyer to know what their monthly expenses will be for utilities before they sign the closing papers. By inspecting both what can be seen and what CAN’T be seen, a Bluegill Home Energy Audit can show perspective buyers what type of expenses they should expect by analyzing how much energy the home uses and what components are lowering the home’s overall efficiency. A Bluegill energy audit also evaluates what measures can/should be taken to improve efficiency, reduce costs, and optimize indoor air quality. Additionally, during the course of the inspection, hidden problems such as duct leakage, moisture, mold, plumbing leaks, and electrical malfunctions are investigated using non-invasive thermal imaging technology and air pressure testing. When your home energy audit is complete, you will receive a written report of all findings and recommended corrective actions. With this report, you can choose to either have the seller make repairs, or negotiate a lower selling price to cover repairs needed to the structure. Once repair work has been done to the home, we can evaluate the repairs to make sure they are effective.
